Sharjah’s Tilal City set to offer first-of its-kind community facilities for residents


45 per cent of the development dedicated to green space and education, retail and leisure

Tilal Properties has today announced that 45% of the land within its flagship Tilal City development will be dedicated to community facilities such as green spaces, jogging and bicycle tracks and six mosques, as well as education, retail and leisure areas.

Tilal Properties, the joint venture between Sharjah Asset Management and Eskan Real Estate Development, revealed that there will be a total of 11 education facilities including schools and early development centres for children. In addition there will be a number of mixed-use facilities to cater to all needs of the contemporary community, such as leisure centres, healthcare facilities and civil defence stations.

The AED 2.4 billion scheme, designed by UAE-based architects Khatib & Alami, is Sharjah’s first master planned community that is set to deliver a never-before-seen standard of living in the emirate. The project includes 1,855 plots of land offering UAE residents an opportunity to buy or lease land and develop properties and mixed use facilities.

According to the masterplan, the heart of the city will be occupied by an upscale mall, surrounded by a central garden connecting the whole development and providing green public spaces lined with shops, restaurants and cafes.

All amenities have also been developed with three metre spacing between buildings on each side, to ensure residents’ privacy and separation from commercial retailers. Arterial roads have been designed to international standards at 36 metres wide, providing easy access in, out and around the development. Internal roads meet international standards at 24 and 18 metre widths. More importantly, the development has five entries and exits, enabling a smooth flow of traffic.

The 25 million square feet development is split into five zones (A-E), each with its own unique look and feel. The designs are in line with international green building standards.

Each plot has been designed with ample parking, with a setback area of at least 50 per cent. Mixed use buildings and commercial buildings on the periphery of Zone A, will include podium level parking.

The development allows investors to build for sale, leasing and personal use. Non-Arab expats can purchase land plots on a 100-year leasehold basis within the scheme, with freehold land plots available for GCC nationals and UAE’s Arab residents. The landowners will not be charged any community fees.

Haysam Jazairi, Business Development Executive Director at Tilal Properties, said: “In order to create this first-of-its-kind development in Sharjah, we carried out in-depth analysis into regional communities and industries to establish buyers’ requirements. The research clearly showed that there is a huge demand for first-class community facilities and amenities. As such, we introduced the tactical split of retail and commercial versus residential properties in the city, which is a unique element of the masterplan.”

He added, “We are confident that the strategic masterplan will ensure a huge demand – both rental and sale – delivering high returns to land investors in Tilal City.”

Khatib & Alami architects explained that close collaboration with the developer and Sharjah City Municipality was a key factor in the design process, which took a year and half to complete.

Tactically located on the Emirates Road, close to the Al Dhaid interchange, Tilal City is just 10 kilometres from Sharjah’s International Airport and within convenient commuting distance to nearby Emirates, with Dubai only 2km away.
